Transition-age youth housing with a community garden and homeownership pathway
Project Narrative & Community Context
1329 Eastern Avenue is tailored specifically for Transition-Age Youth (TAY) aged 18 to 24 who are aging out of California foster systems. Located in proximity to Cal State Los Angeles, East Los Angeles College, and Los Angeles Trade-Technical College, the development bridges the gap between emergency shelter and independent adulthood.
Development & Entitlement Approach
Integrates a Tenancy-in-Common (TIC) homeownership vehicle, providing young residents an accessible, shared-equity pathway to build generational wealth and rental stability.
Modular & Construction Strategy
Lightweight, sustainable modular construction tailored to hillside and urban infill conditions, with high durability finishes and low operational utility expenses.
Community Impact & Programming
Combines stable housing with educational mentoring, an organic communal vegetable garden, and financial literacy workshops to prevent young adults from falling into homelessness.
