By fabricating volumetric units in parallel with site foundation work, delivery timelines are compressed by up to 40%. The development is structured to support HUD-VASH veteran vouchers, senior veterans, and local workforce households in a high-opportunity Transit-Oriented Community (TOC).

Development & Entitlement Approach

Streamlined entitlement leveraging Los Angeles TOC density incentives and ED1 ministerial processing guidelines to eliminate entitlement delays and lower overall per-door development cost.

Modular & Construction Strategy

Volumetric steel/wood modules produced in climate-controlled factory settings, achieving tighter building envelopes, reduced construction noise for neighbors, and reduced job-site waste.

Community Impact & Programming

Provides 43 permanently affordable residences, a ground-floor community center for resident wellness and programming, dedicated bicycle infrastructure, and transit passes to eliminate car dependency.
